A manufactured home sits on piers rather than on a foundation, which means it relies on that pier and anchor system staying exactly where the installer left it. In the Rio Grande Valley it rarely does. Clay swells and shrinks under the pads, pads settle at different rates along the length of the chassis, and galvanised strapping in this humidity gives up years earlier than anyone plans for. The result creeps up on you: a door that has to be lifted to latch, a ripple in the floor, a marriage line pulling open on a double-wide, and a wind rating on paper that the hardware can no longer deliver. Re-Leveling on Piers & Pads
We shoot elevations the length and width of the home, then reset the piers that have dropped, replacing crumbled pads and undersized footings as we go. Double-wides get particular attention at the marriage line, because that is where a small differential shows up first as a gap you can see daylight through.
Anchor & Tie Down Replacement
Strapping and ground anchors are the part of the system nobody inspects until an insurer asks. We check every anchor for corrosion, pull-out and correct angle, replace what has failed, and re-tension the straps to the spacing the home’s wind zone requires rather than to whatever was there before.
Pier Rebuilds & Footing Repair
Dry-stacked block piers lean, mortarless footings sink into wet clay, and homes that have been moved often sit on whatever was to hand. We rebuild piers properly on sized footings, which is what stops the same low corner reappearing next rainy season.
Skirting Repair & Reinstallation
Leveling almost always disturbs the skirting, and damaged skirting lets wind, water and animals under the home. We refit or replace it as part of the job, with vents kept clear so the crawl space still breathes.
Insurance & Lender Inspection Prep
Insurers and lenders in Texas increasingly want evidence that a manufactured home is level and properly anchored. We do the work, photograph it, and give you documentation showing what was installed and to what spacing, which is normally what the inspection is asking for.
Park Model & RV Setup Work
Park models and seasonal homes across the Valley have their own quirks, particularly where they have been sited quickly. We level, block and anchor them properly, and we are used to working around owners who are only in the Valley part of the year.
How Often Should a Manufactured Home Be Re-Leveled?
Check it every two to three years, and always after a named storm or an unusually wet or dry season. Homes on newer clay sites often need their first correction inside the first two years, because the pads bed in as the ground settles around them. Catching it early is a half-day of shimming; leaving it is a set of doors, a cracked ceiling and a floor with a permanent memory of the slope.
Do My Tie Downs Meet Texas Wind Zone Requirements?
Possibly not, and age is the usual reason. Anchor spacing and strap counts are set by the home’s wind zone and its length, and the requirement has tightened over the years, so a home installed decades ago may be legal but under-anchored by current standards. Corrosion makes it worse. We count and inspect what is actually there and tell you where it stands, rather than quoting a replacement before we have looked.
