What to Expect From a Full Roof Replacement
When is replacement the right call instead of another repair?
Three signals push a roof over the line. Age is the first: an asphalt system that has spent twenty summers under Valley sun has generally spent its granule life. Spread is the second — failures showing up on more than one slope at the same time point at the system rather than at an isolated detail. The third is the deck itself. Once a walk finds soft board in several places, patching only moves the next failure a few feet along, and roof repair stops being the economical answer.
What happens on tear-off day, and how long does the job take?
Most single-family homes here are stripped, dried in and finished inside two to three working days, weather permitting. Crews pull the old material down to the deck, swap out any board that has delaminated, then lay ice-and-water membrane at eaves and valleys, synthetic underlayment across the field, starter course, field shingles and ridge cap in sequence. Magnetic sweeps for nails run at the end of every day, not only on the last one.
Which shingle suits a Rio Grande Valley home?
Architectural laminates are the default for good reason: the doubled mat handles gusts far better than a three-tab and the shadow line reads correctly on almost any roofline. Where hail history justifies it, an impact-rated Class 4 product earns its premium, and several carriers discount the wind-and-hail portion of a policy once one is on the house. Does a re-roof need a permit?
Residential re-roofs inside the city limits are permitted work, and we pull that paperwork rather than leaving it with you. It matters at resale: an unpermitted roof surfaces in a title search and can stall a closing while a buyer’s lender waits on documentation nobody kept.
Will insurance pay for my roof replacement?
Carriers pay for sudden damage — a named storm, hail, wind uplift — and decline for ordinary wear, so cause matters more than condition. We supply a dated photo report and a scope written in the terms an adjuster works in, which is what decides a borderline file. The Texas Department of Insurance publishes plain-language guidance on how those claims are handled. We do not negotiate a claim on your behalf, and any contractor offering to should be shown the door.
What about attic ventilation while the roof is off?
This is the line most quotes leave out. A tear-off is the only moment the deck is fully open, so it is by far the cheapest time to correct the balance between soffit intake and ridge exhaust.
