Small tears are patched with material rated for the job and taped so the seal holds under the airflow moving through the cavity. Where the wrap has failed across a large area, or has been cut open repeatedly for plumbing work, we replace the run rather than build a patchwork that opens again next year.

Insulation that has been wet is finished, whatever it looks like from below. We pull the sodden batts out, dry and inspect the cavity, then install new insulation at the correct depth and secure it so it does not sag back onto the wrap and start the cycle again.

The supply ducts on most manufactured homes run through the belly, and disconnected or split ducts are extremely common. Conditioned air dumped into the crawl space is the single most expensive fault we find down there. We reconnect, seal and support the runs so the air reaches the room it was paid for.

Once something is living in the insulation the wrap is not the only problem. We clear the damage, repair the entry points and close the gaps at the chassis and skirting that let them in. Sealing the wrap without closing the route in simply reopens the job.

Wet ground under a Valley home keeps the whole cavity damp regardless of what the wrap is doing. Where it is warranted we lay a vapour barrier on the ground and get the drainage and grade corrected, because insulation installed over standing moisture has a short life.

Most belly damage we see was made deliberately, by somebody reaching a water line. We reseal properly around lines and penetrations after any access work, and we will do the same after another trade has been under there.

The floor feels cold in one part of the house and warm in another, the cooling runs longer than it used to for the same result, you can hear movement below the floor at night, or you can see fabric hanging down below the skirting. Any of those is worth a look. It takes us a few minutes with a light to tell you whether it is a patch or a replacement.

Fixing both at the same time is what produces the change owners actually notice, which is why we quote the wrap, the insulation and the ductwork together rather than selling one and leaving the others.
