Metal Roofing Standing Seam, R-Panel & Stone-Coated

→ Metal is a long-term decision, not a quick fix. A properly installed metal roof will outlive two or three shingle roofs in Valley conditions, reflects heat rather than absorbing it, and holds up to wind that lifts shingle tabs. It costs more up front, and it is worth understanding why before you commit.

The failures we get called to fix on existing metal roofs are almost never the panels themselves — they are fasteners backing out, flashing details at penetrations, and expansion movement that was not allowed for. That is where the installation earns its money.

Concealed-fastener panels with raised seams. No exposed screws means nothing to back out or leak over time, and the panels are free to expand and contract with Valley temperature swings. Ribbed panels fixed through the face with gasketed screws — the most cost-effective metal roof, and the right answer more often than people expect. Standard on agricultural buildings, workshops, warehouses, carports and barns, and perfectly reasonable on a house where appearance is not the deciding factor.

What you are trading. The gaskets under those screws are a service item. Heat and UV harden them and thermal movement can work fasteners loose, so an exposed-fastener roof wants checking every few years — where a standing seam roof has nothing exposed to check. That is the whole trade: a lower up-front cost against a maintenance item somebody has to remember.

Where it makes sense. Long, simple runs on agricultural and commercial buildings, where the panel’s spanning strength earns its keep and nobody is looking at the roof. Outbuildings and barns. Re-roofs where budget decides. It also generally handles lower slopes than snap-lock standing seam, though the minimum is set by the specific panel’s approvals and by code.

Where we would steer you elsewhere. A visible residential roof you intend to keep for decades, or a building nobody will ever get up on to service fasteners. In those cases the extra cost of standing seam is usually the cheaper decision over time.

Steel panels with a granulated finish that reads like tile or shake from the ground while performing like metal. Popular where an HOA or the look of the neighbourhood rules out bare panels.

In some cases metal can go over an existing shingle roof on battens, saving tear-off cost. It depends entirely on the condition of the decking and local code. We tell you honestly whether your roof is a candidate rather than assuming.

This is where metal roofs actually fail. Valley heat drives significant expansion and contraction, so panels must be allowed to move and penetrations detailed accordingly. We specify fastener and flashing packages for coastal exposure where relevant.

Considerably longer than asphalt — typically decades rather than years — provided fasteners and flashing are correct and, on exposed-fastener systems, gaskets are serviced. Closer to the coast, fastener specification matters more because of salt exposure.

Not the way people expect. Over solid decking with underlayment, a metal roof is not meaningfully louder than shingles. The noise reputation comes from bare panels over open purlins on barns and workshops, which is a different construction entirely.
