Tie Downs

manufactured & park model leveling, anchors and tie downs across Corpus Christi & the Coastal Bend

Manufactured homes move on their piers, and on the coast the anchors corrode faster than anyone expects. We re-level, rebuild pier stacks and replace tie-downs across Corpus Christi and the Coastal Bend.

Mobile Home Leveling in Corpus Christi, TX

→ A manufactured home sits on piers, not on a foundation, so it is normal for it to need re-levelling during its life. What is not normal is leaving it. Once the frame carries its weight unevenly, doors stop latching, floors develop soft spots, and the marriage line on a double-wide starts to separate.

We are a licensed manufactured housing installer with the Texas Department of Housing and Community Affairs, licence #MHDINS00004804. That licence covers manufactured-home installation specifically, and it is the part of our trade that is licence-backed rather than general contracting.

We are based in La Feria and serve Corpus Christi and the Coastal Bend. We do not keep a yard in Corpus Christi, so Coastal Bend work is scheduled in blocks rather than same-day. If you need someone this afternoon, say so when you call and we will tell you honestly whether we can get there.

Related work: mobile home leveling and tie-downs across the Valley, underbelly insulation and belly wrap repair, and house leveling for site-built homes on pier and beam.

Manufactured Home Leveling & Anchoring

Doors and windows that stick or will not latch. Floors that feel springy in the same spot every time. Gaps opening along the marriage line of a double-wide. Cracks at the corners of door frames. Skirting that has started to buckle. A level on the floor will usually confirm what you already suspect, but the frame is what matters, and that is measured underneath.

We shoot the frame first with a level to find where it actually sits, not where the floor feels wrong. Then the home is lifted in small increments across multiple points so the frame is not twisted, piers are reset or rebuilt where they have shifted or sunk, and shims are replaced rather than stacked on top of old ones. We re-check the frame after the weight is back down, because the number that matters is the one after it settles.

This is where coastal homes differ from inland ones. Manufactured homes are built and anchored to a wind standard that depends on the zone they are sited in, and coastal counties sit in a higher zone than most of inland Texas. Your home’s data plate states the wind zone it was built for. Anchors and straps also corrode faster in salt air, so an anchor that was sound ten years inland may not be sound here. We inspect straps, anchors and the condition of the hardware, not just whether something is attached.

Most re-levelling that does not hold failed at the pad, not the pier. If the pad has sunk into soft or wet ground, re-shimming buys months rather than years. Where we find that, we say so and rebuild the base properly instead of levelling over the top of it and letting you call us back.

The honest answer is that it depends on how many piers need rebuilding rather than re-shimming, how accessible the underside is, and whether anchors need replacing at the same time. A straightforward re-level on sound piers is at the low end. A home that has been sitting out of level for years, on pads that have sunk, is not. We survey before we price, and we tell you which of those two you have before you commit.

There is no universal interval. A home on good pads in stable ground can go many years; one on soft ground or in an area with heavy seasonal moisture swings will need it sooner. The practical answer is to check it when you notice the symptoms above, and to have it looked at if the home has been through a major storm or a long dry spell followed by heavy rain.

Usually not as routine maintenance, and we will not tell you otherwise to make a sale. Settlement over time is generally treated as wear rather than as a covered loss. Where re-levelling follows a specific event, such as storm damage, that is a question for your carrier and depends on your policy. Ask them before you assume either way, and get the answer in writing.

We are honest about this: our yard is in La Feria, not in Corpus Christi. That means we schedule Coastal Bend work in blocks rather than offering same-day call-outs, and we will tell you when we can realistically be there rather than promising a morning we cannot keep. What you get in exchange is a licensed manufactured housing installer rather than a general handyman, and a survey before anyone quotes a number. See our main mobile home leveling page for the full detail on how the work is done.
