Plan on roughly eight to fourteen weeks from permit to first swim, and understand where the variation comes from. Design and permitting run two to four weeks. Excavation and steel are quick. Gunite has to cure before tile and coping go on, and that cure is not something to rush in the name of a schedule. Plaster, decking and equipment commissioning close it out. Rain and inspection availability move the dates more than the crew does, so we build float into the programme rather than quoting a best case and apologising later.

Much of the county sits on shallow limestone, and once excavation hits rock the dig stops being a machine job and becomes a breaking job, with the cost following the hours. We probe before we quote rather than writing a rock clause into the contract and handing you the bill later. Where rock is unavoidable we will often redesign the shape or shift the pool a few feet to work with the ledge rather than through it.

Gunite is what we build here, and the reason is the ground rather than fashion. A shotcrete shell is formed in place, so it takes any shape and, more importantly, it tolerates the shrink-swell clay found across much of the region better than a rigid pre-formed shell does. Fiberglass installs faster and costs less up front but limits you to catalogue shapes and sizes. Vinyl liners are the cheapest entry and the shortest-lived, and in this heat and sun the liner is a recurring cost.

Less than most owners expect, if the equipment is specified properly. A variable-speed pump is the difference between a pool that costs a few dollars a month to circulate and one that costs many times that, and it pays for itself well inside its warranty. Cartridge filtration and a saltwater chlorine generator cut chemical spend and handling. Where the yard allows it we set the equipment pad in shade, because heat is what kills pumps and heaters early in South Texas.

Yes, and around San Antonio it is a large part of the work. Plaster has a service life and lets you know when it is over: rough patches underfoot, staining that will not brush out, and chemical demand that keeps climbing. A remodel is also the moment to re-tile at the waterline, replace failed coping, upgrade to modern equipment and rethink the decking. We survey the shell and the plumbing first, because a resurface over a leaking shell is money spent twice.
