A commercial re-roof is a capital decision, not a maintenance one, and it is worth treating it that way. The question that decides the budget is whether the existing insulation is dry enough to keep. If it is, a recover over the old membrane is faster, cheaper and far less disruptive. If it is not, a full tear-off is the only honest answer, because laying a new system over wet board buys you a few years and a much larger bill later. That single measurement usually moves a quote more than the choice of membrane does. We survey the deck and the insulation, put both options in front of you with the numbers attached, and phase the work so the building keeps trading. Complete Tear-Off & Disposal

How Long Does a Commercial Roof Replacement Take?
It depends on square footage, the system, and how much decking needs replacing once we open it up. We give you a schedule with the written quote, and if the deck turns out worse than expected we tell you before proceeding rather than after.
Can You Work While the Building Stays Open?
Yes, and most of our commercial work is done exactly that way. We phase the roof in sections, keep each phase watertight at the end of every day, and schedule noisy work around your operating hours where possible.
Tear-Off or Recover: Which Is Right?
Building code limits how many roof systems can be stacked on a deck, and a recover is only legitimate when the existing insulation is dry and the deck is sound. Where it qualifies, it removes disposal cost and cuts the exposure window dramatically, which on an occupied building is worth real money. Where it does not, stacking a new membrane over saturated board traps the moisture, adds weight the deck was never designed to carry, and shortens the new system’s life. We survey first and recommend on the evidence.
What Does the New Insulation Do for Our Energy Bill?
More than the membrane above it. Insulation is where a Valley building either holds its conditioned air or leaks it into the sky eight months of the year, and a replacement is the only practical moment to correct it. It is also the moment to introduce a tapered layout, which builds fall into a dead-flat deck and moves ponding water to the drains instead of leaving it to sit and cook the membrane. We size the specification against current code and show you the payback rather than quoting the thinnest board that passes.
How Do We Budget and Plan the Project?
Start with a survey rather than a square-foot figure, because deck condition and wet insulation are what actually move the price. We give you a written scope split into tear-off, deck repair, insulation, membrane and edge work, so you can see where the money goes and what is contingent.
